  • Property valued between £10,000 to £200,000 £995.00
  • Property valued between £200,001 to £500,000 £1095.00
  • Property valued between £500,001 to £1,000.000 £1195.00
  • Property valued over £1,000.000 POA

    To be confirmed upon customer enquiry

  • Re-Mortgage £300.00 - £800.00

    Depending on the lender and requirements

  • Carrying out Identity and AML checks £35/per person
  • Submission of Stamp Duty Land Tax Return POA
  • Processing free for Bank transfer £40/per transfer

Our above guideline fees are exclusive of VAT, which is payable on top of our legal fees. The VAT is currently 20%.

Disbursements in Purchase Transactions

Below are the most common Disbursements (Fees/charges payable to third parties) in Purchase Transactions:-

  • Searches £250.00 (approx)
  • Stamp Duty Land Tax (SDLT) POA

    This varies in each transaction as per the purchase price. SDLT is calculated in each transaction on Government’s SDLT Calculator and communicated to the buyer prior to the completion.

  • Registration fees payable to Land Registry POA

    Again, this fee also varies and is calculated based on the purchase price.

There are additional charges likely to incur for the following work:-

  • Unregistered Land: Unregistered Land supplement £250.00

    For a leasehold

  • Property: Leasehold supplement £250.00
  • Buying as Shared ownership: Shared Ownership supplement £250.00
  • Buying in the name of the Company: Limited Company supplement £250.00
  • New build conveyancing supplement £500.00
  • Help to Buy Equity Mortgage supplement £500.00
  • Gifted deposit supplement £100.00

  • Help to Buy ISA £100.00

    Per ISA

The above supplements are exclusive of VAT and VAT (currently at 20%) is payable on top of all above-quoted fee supplements.

Sale Transactions

Sale – The fee charged for a sale transaction is usually £100 less than the guideline fees contained above for purchase matters.

Redemption of mortgage – £150.00 for single mortgage registered on property being sold. If more than one mortgage/charge is registered, then the afore-said fee will be multiplied by number of charges registered against the property.

Identity and AML check – as above in purchase.

Processing fee for Bank transfer/chaps – as above in purchase.

Disbursements in Sale Transactions

Below are the most common Disbursements (Fees/charges payable to third parties) in Sale Transactions:-

  • Land Registry Official Copies £9.00 - 30.00
  • Estate Agents’ fees Commission As per estate agent invoice
  • Fees Payable to Management companies in case of a leasehold property managed by Management Company As per invoice
